This is an outstanding, beautiful villa situated near Las Brisas Golf Course in the heart of the exclusive Marbella golf valley. It is located in large, secluded and breathtakingly beautiful gardens and has wonderful views over the valley to the surrounding mountains. Only a few minutes’ drive takes you to the spectacular marina at Puerto Banus with its designer shops, excellent restaurants and jet-set lifestyle. A separate annexe apartment is available within the property.
InteriorThe heart of this fabulous, two storey villa is the American style, open plan living area, which surrounds a central fireplace. The villa is beautifully decorated with comfortable furnishings and has vibrant and interesting artwork throughout. It is a superb family villa offering every comfort. The living room has French doors leading to a large, covered patio and a formal dining area. The kitchen is very modern with a breakfast bar and access to a utility room. The villa has six bedrooms. On the ground floor there are two bedrooms with twin beds, one has an en-suite shower room the other has an en-suite bathroom with a separate shower and patio doors to the garden. There is also a guest cloakroom on this floor. There are three bedrooms on the first floor. The master suite has an en-suite bathroom with a Jacuzzi bath, a comfortable seating area and doors to terraces on both sides of the room from where there are excellent views. Leading from the bedroom via an open archway is a room with another kingsize bed. A further twin bedded room has a dressing area, an en-suite shower room and a large private terrace. The sixth bedroom is located in the annexe which is entered from the garden terrace. This comprises of a studio apartment with an exotic, antique Chinese honeymoon bed, a seating area and a shower room. It has a kitchen with breakfast bar, fridge, microwave, dishwasher and oven. Air-conditioning and heating is available throughout the villa and is included in the price of the villa.
ExteriorThe grounds of this villa are truly beautiful and well maintained, they can be lit at night to create a magical setting. The colourful, mature gardens are very large and completely private with wonderful views from the upper terraces and the villa. Outside the house there is a large covered terrace with comfortable rattan seating. From there steps lead down to the beautiful swimming pool and surrounding sunbathing terrace. The 12x5 metre swimming pool is entered by roman steps. It has an integral child’s pool and a fabulous feature fountain. It is electrically heated during the winter months of October to May inclusive. A large poolside dining table under a tented pergola and an outdoor bar with an integral barbecue complete the lovely al fresco. Stairs from the master bedroom lead to a roof terrace with magnificent, panoramic views over the surrounding countryside and the ocean.
AmenitiesNueva Andalucia is a beautiful, exclusive residential area west of Marbella only a five minute drive to Puerto Banus and ten to the centre of Marbella. The Villa is located in the famous Costa del Sol "golf valley" which consists of four prestigious golf courses: Aloha, Las Brisas, Los Naranjos and La Quinta, all set on the beautiful mountain side and commanding superb views of the local scenery. Restaurants, supermarkets, shops, and a gym are only a one minute drive from the villa and it is only five kilometres from the beach. As well as bullfights, during the summer months excellent concerts from international bands take place here and a weekly Saturday market is held nearby. From there you can walk down to the splendid marina at Puerto Banus which boasts an amazing choice of designer shops, restaurants, bars and nightlife. This is famously one of the best people watching spots on the Mediterranean. The town of Marbella is a fifteen minute drive passing through the exclusive "Golden Mile" with more exquisite restaurants and beach bars locally called Chiringuitos.
ServicesThe villa will be cleaned and prepared on your arrival day. For guests staying a minimum of 14 nights there is a weekly maid service with linen and towel change. A refundable security deposit of £500 is required to be paid by cheque upon arrival to the local manager.

Arrival and Departure Times
This property will normally be available for occupation by 16:00 hrs on the day of arrival and clients are required to vacate the property before 11:00 hrs on the day of departure to facilitate cleaning and servicing.
Deposit and Balance Payments
- To confirm bookings placed more than 13 weeks before arrival, a desposit of the greater of 20% and £150 is due, and the full balance is due 13 weeks before arrival.
- To confirm bookings placed less than 13 weeks before arrival, the full balance must be paid.
Cancellations
- More than 70 days before departure the deposit will be retained
- Between 70 and 56 days before arrival 50% of the total cost will be retained
- Between 57 and 28 days before departure 80% of the total cost will be retained
- Less than 28 days before departure 100% of the total cost will be retained
Changes to Bookings
Should changes to the booking be required at any time after the booking is confirmed, a charge of £20 will be levied.
Security Deposit
A refundable security deposit of £500 is required to be paid by cheque to the local manager upon arrival.
